If you are concerned about challenged credit or income, you may be able to address this concern by adding a cosigner or offering additional security deposit. We do not accept Section 8. No bankruptcies that have not already been discharged. We require proof that debts to previous landlords have been satisfied. An eviction can be grounds for denial. No felonies for the past 10 years related to property damage, illegal substance manufacturing or distribution, or assault. Other criminal activity may be grounds for denial. Our houseis offered as a non-smoking residence. Family animals must get landlord’s approval. Approved animal monthly rent will be $40 per animal, along with a nonrefundable $200 deposit. After the lease begins, if any non-approved animals live in the house, a penalty will be backssed. Every adult aged 18 and older must complete an application. We require an application fee of $50 each. If you can provide valid credit information the application fee can be reduced appropriately. The application process includes a credit check, criminal record check, previous rental history and contact information for the last two previous landlords, employment, and income verification plus animals’ information. Security deposit is $1900 plus monthly water, animal rent. Our residents pay for utilities: electricity, flat fee for water. Residents are responsible for replacing air filters each month. The whole year filters' cost is to be paid at the beginning of the lease contract, the landlord provides the filters. If the filters are not changed as required, $200 will be added to monthly rent. Residents are responsible for care of plants and pest control.
